Garage Doors Get Ignored Until They Fail
A garage door is one of the most-used moving mechanisms in a home, opening and closing potentially several times a day, yet it’s rarely part of anyone’s regular maintenance routine until something stops working. A handful of simple checks a few times a year prevents the majority of common garage door failures, most of which are far cheaper to avoid than to repair after the fact.
Visual Inspection of Cables, Springs, and Tracks
A quick visual check for frayed cables, rust on the springs, or visible gaps between the rollers and the track catches developing problems before they cause a full breakdown. Springs in particular are under significant tension and should only ever be adjusted or replaced by a professional — this is one garage door task that genuinely isn’t a safe DIY project, even for otherwise capable homeowners.
Lubrication Is the Single Most Impactful Habit
Rollers, hinges, and tracks benefit from a silicone-based lubricant roughly twice a year, which reduces the strain on the motor and significantly cuts down on the grinding or squeaking noise that develops in a door that’s gone too long without it. WD-40 and similar general lubricants aren’t ideal for this purpose since they can attract dust over time — a garage-door-specific silicone lubricant holds up better.
Test the Auto-Reverse Safety Feature Regularly
Placing a block of wood or similar object in the door’s path and closing it should cause the door to reverse immediately on contact — this safety feature is required on modern openers but can fail over time without an obvious symptom otherwise. Testing it every few months is a genuinely important safety check, particularly in households with children or pets who might be in the door’s path.
Weatherstripping and Balance Checks
Cracked or missing weatherstripping along the bottom of the door lets in drafts, pests, and moisture, and it’s an inexpensive fix that’s easy to overlook. Checking the door’s balance — disconnecting the opener and seeing if the door stays roughly in place when lifted halfway by hand — reveals spring or tension issues early, before they cause the opener motor to wear out from compensating for an imbalanced door.
